Why We Charge for Feasibility Before Design
Free design proposals are paid for somewhere. Charging for the first stage keeps the advice honest — here is the reasoning.
Est. 2010 / Subang Jaya, Selangor
Considered renovation for larger homes — where the detailing is the whole point. From first site visit to final handover, one team owns your budget, your schedule, and the result.
03 / Who we are
We keep the craft and drop the chaos: transparent pricing, one accountable team, and homes built to be lived in — not just photographed on handover day.
04 / What we do
Whether you need a full renovation partner or a specialist for one phase, the same standards apply.
Semi-detached and bungalow renovations run as single contracts, typically six to twelve months.

Explore service →Veneer-matched, workshop-built joinery to millimetre tolerances — the detail people notice without knowing why.
Explore service →Opening up plans, adding floors, reworking roofs — engineered, submitted and built to the drawing.
Explore service →Lighting, climate, audio and security designed in from the start, not retrofitted around finished walls.
Explore service →Driveways, gardens, pools and façades — the parts of the house you see before you go inside.

Get a quote07 / How we work
A paid feasibility stage: measured survey, structural assessment, and an honest cost band before you commit to a full design. Roughly a third of what clients first ask for changes during this stage.
Concept, then technical drawings detailed enough that nothing is decided on site by whoever happens to be standing there. Engineering, lighting and services are coordinated before a wall moves.
A dedicated project manager, fortnightly client meetings, and a defects period with scheduled reviews at three, six and twelve months after handover.
08 / Client words
Eight months, a seven-figure budget, and one person answering for all of it. We never once had to referee between a designer and a contractor.
The joinery is the thing guests always comment on. Veneer matched across six metres of wall — you notice it even if you cannot say what it is.
They designed the lighting before the walls went up, so there is not a single visible trunking run anywhere in the house.
09 / From the field
Free design proposals are paid for somewhere. Charging for the first stage keeps the advice honest — here is the reasoning.
Layers, colour temperature and control zones. Why lighting has to be resolved before ceilings are closed up.
Stage by stage, where the time genuinely goes on a bungalow rebuild — and which delays are avoidable.
